THE REGION

Villareal, located near the better-known town of Tamarindo (about 7,000 inhabitants without counting tourists), is on the coast of the Pacific Ocean. THE CONCEPT

When we decided to buy this 7,700m² property, this view fascinated us and immediately did something to our soul. The view over the woods and hills to the ocean - the mixture is incredible. Tranquility combined with an incredible source of creativity. Simply to feel good!

Thus, we have designed the "Villa Bienestar" either for a family with children or for us as a couple; in any case as a home or for living and working. It counts with 2 bedrooms, optionally a 3rd one spacious bedroom with attached bathrooms, a guest bathroom, a living / kitchen / dining area which passes into a large, covered terrace usable throughout the year. Adjacent to this is the pool terrace with large pool. The garden is designed under the guidance of our excellent architect together with an experienced landscape architect and implemented by us; you can get a first impression in the renderings and technical examples that show the architectural goal.

The bedrooms are pre-equipped for a TV if desired and one of the bedrooms can alternatively be used as an office immediately or later. This anticipates writerly pursuits or Internet-based work from home.

THE TEAM

The construction of the building was designed by architect Isabel Clare of the PyA architectural firm, accompanied on the construction side by the engineering firm Sotela Alfaro, one of the most experienced structural engineers in the country, and supplemented on the installation side by the engineering firm for building services EM Ingenieure. The complete planning was set up as a BIM model (Building Information Modeling) which was coordinated by a Costa Rican architect practicing in Germany, among other countries.

The firm KLAUS RICHTER Real Estate & Construction Consult Ltd is in charge of this development, its German owner has a degree in civil engineering and a vast experience of 40 years in design and construction.

Thus the Villa Bienestar offers wide Costa Rican-American-European design, almost forty years of experience in construction and security, Costa Rican-based and German-optimized engineering know-how in technology and planning methods.

SPECIFICITY AND SUSTAINABILITY

These are the prerequisites for creating a house that is architecturally appealing, it integrates the expansive view directly into daily life and is designed to be technically and naturally sustainable. One of the most striking and at the same time most important ideas comes from Costa Rica itself: by slightly offsetting the front and rear roof surfaces, a ventilation belt was created. This is used to take advantage of the natural thermals of the mountain; thus, creating a natural cross-ventilation of the house. The closeness to nature is proverbial, a feel-good climate in the house is guaranteed, and by significantly reducing the use of air conditioning, electricity consumption is significantly lower!

Solar panels are provided for the water heating. If required, a basically 40% self-supplied power generation via solar modules on the roof can be planned for more operational reliability and long-term cost savings, with which any power outages can be technically buffered.

Garden and outdoor lighting is provided by solar-powered lighting where possible. The security technology such as video camera or motion detectors are powered by the original electricity.

Villa Bienevista is oriented to the west. In the pool you can enjoy hours of sunshine that in the evening transition into magical sunsets that you watch from the terrace.

THE PLAN

From the experience of countless partnership models in successfully realized large projects in Germany, the way of a pre-construction partnership has gradually become established. This successful concept is to be combined with a pre-sell strategy. Here, the planning and construction obligation remains with the seller. However, the buyer has a wide range of options to select equipment standards or, if possible, to change planning designs. The choice of a 2- or 3-bedroom house is one such option, as is the choice in pool equipment and exterior design.

There are many variations. The earlier the collaboration, the more options are available. This is the essence of the concept.

Below you will find some main options, so you will know very quickly what you generally want and what amount to invest.

THE PRECONSTRUCTION PROCESS

So, if you like the plot and the available planning, made understandable by the renderings also meets your taste, then the framework of cooperation should be defined (time of product completion, investment framework, construction cost ceiling, planning changes, etc.).

For this purpose, a meeting is held with the planning team, with our architect. Here your wishes and ideas are discussed and compared with the reasonable possibilities.

We draft a pre-construction agreement according to the following template:

1. goal (time frame of planning and project completion)

2. obligations of the seller (planning, construction, deadlines)

3. wishes and duty to cooperate of the buyer

4. definition of project content and finances (plans, documentation of defined change procedures, purchase price, installments)

5. controlling and transparency (diary, photo documentation, flow of funds)

6. purchase contract (draft for approval)

 With the conclusion of the pre-construction agreement and the payment of a deposit (1st installment), the individualization of your project begins. The planning is updated, changes are made according to the established definitions and, if necessary, the already existing building permit is subjected to an official update.

 The preparation of the constructional realization takes place in parallel, so that the capacities are available in time.

 Conclusion of the purchase contract and final confirmation of the individualized planning.

OUR OFFER & THE OPTIONS

The project is currently in the coordinated design planning phase. Preparations for the submission of the building application to the Municipality of Santa Cruz are underway. Commercial, technical and logistical preparations have progressed so that construction can begin in the 2nd quarter of 2022. The house should be completed in 2022.

Basis is a house with 2 bedrooms and about 120 m² interior space, large terrace and two smaller terraces, pool rd.8x4m with usual finishing standard, good durable finishing qualities and interior and furniture planned by our architect. 2.5 bathrooms and storage and laundry rooms. Landscaping for utility tree plantings or similar on remaining property is in place and can be pursued.
